I read a book "Getting to Yes" by Robert Fisher and William Ury about the art of principled negotiation.

That will only be known 5 to 10 years from now.Don’t count the cards until the dealing is done.The other point is underwriting is as much an art as a science.

There is no parking lot but year-round parking is allowed on the main street and this is walking distance to a top 100 liberal arts colleges with an annual tuition of over 70k per year drawing in residents that often rent off campus due to their family's financial situation allowing for such.  

One of the most powerful tools in your arsenal as an agent or broker is the art of crafting compelling property listings.

Additionally, there seems to be a high rental demand; there are two military bases, the (rather expensive) Savannah College of Art and Design, Armstrong University, and Gulfstream (which employs hundreds, if not thousands, of people).

Overall, I really believe there is an art to investing in these areas, things can change dramatically from one block to the next.
