I was stunned when a light sleeper who was awakened at 7:00 in the morning on their vacation by the water we were running for a few moments in our kitchen sink upstairs from their apartment, still gave us a solid, straight 5 star review. 

I think I am becoming a fan of rigid plank vinyl and providing tenants with felt furniture feet pads and checking up that they installed them on beds, dining chairs etc if you allow pets...leave a pet indoors too long and they have to go somewhere.

Listening to podcasts of how people do it in the midwest and trying to apply those numbers in California is like trying to open a fine dining restaurant based on watching the guys behind the counter at McDonalds. 

I was stunned too.

You can put one or two little things on the kitchen counter, bathroom counter, and I have put a table and chairs in the dining room before with a sign on it saying "have a seat and write up an offer" with a stack of RE contracts.

My son went the route of buying a single family home, 3/2, set up so that the dining room could be closed off and made into a 4th sleeping area and still have plenty of space - easy in Florida because of the way they set up their houses.  

Myrtle Beach has a very conveniently located international airport and plenty of dining and entertainment.

do hard money charges fee's up front with no guarantee they will fund... but from what I hear they do fund deals for some folks.. so just know that you could lose 3 to 4k using them .. those numbers are pretty stunning seems to me you could find a local cash partner and just split profits.. that's what I would do to start filling up your money and experience bucket

A roof leak and half the dining room ceiling caved in... they almost wouldn’t close without pleading and confirming that I was going to fix it as soon as taking possession.

It's a stunning city, but not near water and the locals try not to publicize it so it won't change.
