Newbies and folks with few units are at risk of getting in over their heads, soak up as much information as you can on an on-going basis.

Now I'm increasing my investing (10 doors currently) and soaking up information as fast as possible.

You can use your spare TIME to soak up lots and lots of forum threads, blogs, webinars and so on - daily.

So far I've never had to deal with someone with an eviction, but from everything I've soaked up from the podcasts, blogs and forums her on BP, I will stay true to my leasing requirements and say NO. 

Those REO houses with dirty floors, urine soaked carpet or floor, broken ceiling, big holes in the wall, graffiti outside and inside.

I have a pretty good gist of how wholesaling goes, but this is why I took a step back to soak in as much knowledge as I could so that I can do this efficiently, and effectively.

I will eventually dive in, as this is what I plan to do long term, but meanwhile I will continue to read these forums, listen to the podcast and soak in the vast knowledge all of you bring to the table.
