I know that seems high, but maybe $4000 per month is too high for you to rent the house.So backwards applying the same formula ($5100 / 4 = $1275) tells me that you should be paying rent of $1275 per month to your landlord and you collect $5100 per month from your tenants.Your profit margin is too slim.

Quite frankly I know of no one that will lend money to an unemployed investor with no experience and no capital, let alone lend 100% of purchase price.Your chances of your #1, finding a below value property with a motivated seller and being able to get it under contract are slim to none.Your chances of #2 and #3 are none.You need to establish experience, capital, and income before you invest.

@Anthony Angotti is pretty much spot on with his 100-200/door cashflow outlook on rentals ... and as an out of town investor, you'll have to eat a management fee too, which will slim your choices even more drastically.Would you consider moving up into a small apartment building?
