I manufacture fishing tackle and I have noticed HUGE increases in raw materials.

I have looked into selling my car but the negative equity which has built up on it (and a previous bad car deal prior to this one) will make selling my car not much of an advantage so I will have to tackle this debt head on.

I have been doing good and tackled several smaller projects myself (paint, flooring, fixture replacement, etc.)

I guess the first step would be to tackle the valuation of the park.  

Of course the risk of a bad tenant should be mitigated by proper tenant screening but investors need to be ready to tackle that stuff if they get into this business.

Even the big banks have been catering to smaller investors these days as there is not enough business to tackle on the access liquidity with their growing deposit base.

I hope someday to be able to tackle such a project.

If you can't tackle and overcome ALL three of these you are throwing money into a very deep pit.
