Many investors ignore the value of money to artificially enhance cash flow. 

You could end up not just losing your grip on the contractor, but you might flood that contractor with more calls or business than they can handle which could result in a lot of wasted time from unqualified buyers.

I have been reading real estate guides to learn about real estate and I watch many informative and educational videos to enhance my knowledge, which is actually how I found out about Bigger Pockets.

Do I go after a small place first, get a better grip on what I'm doing then go big?

It is very helpful for me to better understand BRRRR investment and also forced me to enhance my skills, knowledge, and ability is each BRRRR.

I imagine that potential answers would be:1) Buy the home cheaper2) Spend less on renovation3) Get a better grip on the ARV - maybe it's higher than I think. 

Look at your cost of ownership and how you envision maintaining and enhancing your property in the years to come.

I have a good grip on the market and have many financing options.
