How important is year built?
Is year built very important when running comparable sales on a house? Everything else about the comps came close enough to being a good match to the subject property except the year built. Let's say the subject property is 3 beds 2 baths 1500 sq. ft built is 1977. All the other comps are 3 beds 2 baths ranging from 1400 sq. ft to 1800 sq. ft. and built in years 1990, 2001, and 2004, 1945. Which comps should be used?
