Hi, I am a beginner local investor in Brooklyn, after reading and listening biggerpockets for a while, I think I am clearer on my goal now:1.

In Brooklyn there are several highly appreciating neighborhoods such as Sunset Park, Bed Stuy, Bushwick, & Crown Heights.

So high cap rates are higher rents in a cheaper building. and a low cap rate is an expensive building with low rents like you see in the Brooklyn brownstones. why this is connected to risk?
