Double check your state & county laws...I do know in my area, there is a 10-unit minimum threshold that puts it into the MHP class. 6 units may end up in a different class, zone, etc.Myself, IF the area is conducive to it, i would buy it, rehab them all with different themes (like swampland, big easy, etc.) and create a cool Air Bnb rental "compound", where could get $50-$100 a night income per unit.

His "small and mighty investor" / keep it simple theme resonates.

One of the main themes I took from the book is to focus on providing clean, safe and affordable housing.  

The American Dream Mall is going to be a retail theme park, including 2,000 hotel rooms. 

If 1/ Americans cannot pay higher prices because of inflation on everyday goods and 2/ banks are tightening because of an inverted yield curve……your supply theme goes out the window. 

I've been hearing this same theme from so many Bay Areans at meet-ups, schools, work, coffee shop, etc.... 

Just to summarize id stick to theme of -Introduction-Discovery question that will command a response-How will you serve their need-Closing statement to ensure them as being a lead-Contact informationResearch and study your criteria of who, how and strict targeted where you want to send the letters too.
