You're 21, you're optimistic, you just finished college, you finished the pre-licensing education that taught you a bunch of factually incorrect garbage that you now need to spend years un-learning, you think you're the greatest thing since sliced bread, I get it.

I think your vacancy number could be a little optimistic unless you're in a very high demand area.  

Sounds like you're being optimistic if you're $20k higher than the realtor and $85k over the lender.

the industry suggestion is to count on 4% withdrawal rate for your money to survive (and sone even call that number slightly optimistic) … so welcome to withdrawals of $20,000/ year on the stock market on that option. 

I'd like to be optimistic and say that we will see a buyers market this year - so absolutely still be crunching numbers and keeping your contacts close so you can be prepared to jump on what may be some great opportunities in the next year.Best of luck to you!!
