Still might hear creaking from the joists as people put weight on it but its not bad.Overall peoples voices are easy to filter out, the biggest sounds come from noise transfer through the joists into the drywall.No matter how much sound damping material you use, people can always over come it anyways.

The laminate is very pretty, imitation Brazilian cherry wood.This is a high end rental so we haven't had any issues with tenants beating it up beyond this so I'd rather fix it than replace the entire floor or try to find some matching laminate to replace the damaged areas.So far I've tried putty, Old English scratch dye (liquid), filler crayons, and an iron and damp rag (for the dent).

That's the absolute first place to check, as @Jon Holdman says, and you don't need finish plans just some idea on what you want to do.Basements tend to be damp and cooler temps.

He didn't get the big stage, he had a smaller conference room off to the side, and had very attractive girls with little clothes on trying to bring people in to see his schpeel...I don't know what snake oil he was selling, but boy..how cool would it be to just yell SLEEP!

We also did a little extra by moving the clothes washer connection that was in the kitchen to the utility room where the dryer was.
