Most PM requires a 3-month notice for termination and it will take you 2-3 months to find a couple of these owners (either through BP classifieds, Facebook, or cold calling property owners in the neighborhood) and another 2-3 months to negotiate a contract with the owner, then 1-2 months to do the renovation or upgrade or just getting a handle of everything about the house.

Not sure where you are located, but depending on where your are, you should determine if it is in a flood plain, if its endangered species habitat, is the land protected with a deed restriction for anything-eg. conservation area, it is classified as a wetland, were hazardous materials released or stored there in the past, was it a gas station or have any underground storage tanks, what easements are there, electrical, water, access, etc., what are the lot setbacks, what is the soil, does the lot receive drainage?

I understand you have to check with each local county or city zoning department, but was hoping someone might have experience or links to resources that can identify the zones classified to allow containers and/or areas they have built them on more quickly.
