If the tenant damages them or breaks it, don't forget you can take the cost out of their security deposit, but since something like a range is subject to 5-year depreciation, it would only be the non-depreciated portion of the cost.Dawn,Three things we have noticed/learned about smooth-top ranges in rentals:1) Unless your tenant has 'desent' quality cookware with flat bottoms {read: bottoms thick enough not to warp}, their pots and pans will rock on the smooth-top range {rocking pots of potatoes spill more onto the cook-top}.

Will there be a down turn, probably in some areas, why do I say that...Several sources are showing an increase in inventory, many institutionals bought a bunch of houses and turned into rentals, they didnt pan out, so that pumped up the market and if/when they sell, it will hurt the market, I travel a bit and am seing more empty houses again, the US govt is spending more than it can sustain, instability overseas on several fronts, and onSo, you can put money under your mattress or put it somewhere, I choose real estate and will continue to, if I can buy foreclosures at 50% still, then the market can drop 50% and Im still in a good position and thats not even counting my rents that have climbed 37.5% and Im going up again next Summer.

Example: - Clean dirty fridge: $50- Replace scorched stove drip pans: $10 per pan- Replace interior door: $200- Replace light bulb: $5 per bulb, etc., etc.

Our rational is as follows:We can command $30 - $50 additional rent for en-suite laundry;It is a differentiator in some of our markets (not have coin-op in student rentals goes a long way);Installing the laundry ourselves ensures it is plumbed correctly with drip/catch pans (plumbed to a floor drain) under the washers;Providing the machines cuts down on the damage to the building of tenants moving machines in-and-out;Using high-efficiency units cuts down on water consumption;appliances are depreciated over 5-years (in Canada).

It's hard enough to have collections pan out with that information, and if you don't have some sort of way to ensure that that stays on the tenant's credit you're throwing noodles at the wall.
