Well, he emailed me the electronic doc and I went in to sign, when I realized that the contract locks me up until Jan 2016 (he filled that date in, not sure how he chose that) for exclusive rights for him to be my buyer's agent in all transactions for "single family homes / investment properties."

Amazing how fast a tenant will get paid up (including late fees) if they face eviction. we use electronic locks on units being remodeled.

-Banks aren't "always open" and drop box doesn't provide receipt (harder to track, and they lie about depositing the rent in the dropbox on the last day of the grace period, when in fact they deposit it a few days later, I can't prove it)-Tenants forget to send receipts, and our bank electronic banking does not allow us to see deposit receipt so they cannot write their name or property number there.
