I guess Realtors would call that a "cozy" description.

i.e. if it was done via Cozy, that's tenant initiated. 

Cozy now allows you to tackle expenses too I've seen.  

Some use it for a cozy fire ambience (manufactured logs or wood is easily obtained at the local market), some use it with a display of candles, some don't use it at all but still like the look.

Do you share the building with another group or is it entirely yours, coz I see you mention the top 2 floors?

One of the reasons I like Cozy for rent collection is that their software automatically sends reminder emails.

Prior to cozy when I self managed I had a tenet that preferred pay pal for whatever reason so I used it for them.
