So you need to either find an empty duplex with a co-buyer you trust, and who can also make a similarly sized investment to yours, or you need to buy a building yourself and work to find a second buyer (and evict within the rules if necessary). 

When you buy into a co-op, you become a shareholder in a corporation that owns the property.
