On the beach/river side there is a good deal of renovation happening as buildable lots are dwindling.

I've even heard the riverside area to the northwest by the Chattahoochee has really begun heating up.

I've read quite a bit about how dangerous the southern area of Montclair is, specifically near Bloomfield Ave and Glenfield Park, by the Glen Ridge border, and that it should be avoided.
