My name is Adam Adams, yes that's my real name, yes my parents have a sense of humor.I've been a landlord since the crash of 2008 when I purchased my first multi-family. but because of BP I found a hidden gem in a specific area of NE Ohio last July (13 months ago from writing this).So, last year I purchased 3 houses and an apartment building up there and they all have cap rates above 18%.

Andersen and Pella are like the Cadillac of windows, Milgard is somewhere in the middle, Ply Gem and Jeld Wen are builder grade, and box store-brand (like project source) are like shed-grade.Style will also make a difference.

Montana has gotten national attention and is no longer a hidden gem.   

She is absolutely a gem, and has definitely helped steered me correct. 

But apparently those sorts are rare gems and with either route, the burden falls to the investor manage expectations and deliverables. 

Thanks Karen Margrave due to "doing well"...lol I've had to change my business model from finding gems to lease out using bank financing to taking the cash I would be required to put down (now 30%) to the auctions.

So I am always looking for hidden gems due to the prices are a little high in this area and me being new and trying to build capital.

She sounds like a gem, not. 

I think it is hard to cut through the clutter to find the true gems. 8)

As you know, most multis are overpriced in the Bay Area, so finding a gem under a time gun is risky.
