Demo, Framing, plumbing, drywall, tile, finish work, re-finishing hardwood floors, complete bath gut, adding additional full bath, kitchen gut, landscaping, staging all done by yours truly.

He should have paid more attention to detail and leveled the new hardwood floors - you could actually see gaps between the floor and mop boards.In the end, it was utter disaster and it absolutely broke my heart. 

I have used renters insurance as a renter, example, I accidently dropped my gun safe down a flight of stairs while moving and the safe damaged the hardwood floors bad enough that the entire first floor needed new flooring because they couldn't match the floors, my renters insurance covered the damages in full with no deductible.

I am in the process of making arrangements to install laminate hardwood flooring for one of my tenants.

My biggest issue is that my market demands hard surface flooring, particular hardwood flooring.

I used poly urethane the first year and that stuff looks great and shiny but was hard to get off.IPE is such a hard wood, it probably doesn't need much.
