For my C-class I'm more likely to state in my lease: "a fridge and stove are provided however upkeep and repairs are the responsibility of the tenant."

Make sure your tenants understand their rights and obligations as stipulated on the contract.Each of my rental units has fridge magnets with the contact information of my plumber, pest control guy, and electrician on it for the tenants to contact directly.

@Rosston Smith only problem with several tenants (roommates) is the tight space (fridge, dishes, TV, etc.), and unexpected move-out dates.

Tell her the rent will be raised to $750 in....pick a month in the future far enough away that she has plenty of time to figure things out, if she wants to leave, and, maybe you could also give her a choice of some upgrade to the unit - new fridge, new stove, new carpets, etc.

A contractor put in barn doors in my out-of-state client’s duplex that I am managing in Columbus, Ohio near The Ohio State University.I guess they left the back doors opened because when I went to do a tour today they were unlocked and 1 fridge and 2 stoves were missing.I replaced the deadbolts in case they somehow got keys.
