The only time I ever had a problem with anyone not getting along was when I had two groups from entirely different cultures staying there one night and one group stomped up and down the stairs until 4am and finally another guest came out of their room and screamed at them.

They pay their rent on time - even early - sometimes due to cultural biases (honour, duty), sometime due to the practical - get in trouble and loose the student visa.

Rents are strong, rental demand is strong, and about half of Toledo is rentals, so there's a culture of renting here that isn't changing any time soon.
