@Cameron Ware, being that you are licensed at a National Brokerage, I'm curious to know how many end buyers this deal was sent (emailed) to. 20+? 50+? 100+? 200+? Moreover, this is a great story but can you provide a little more detail? What was Elliot's acquisition cost? Rehab expense? ARV? Did Elliot have to waive his due diligence before going under contract? How did Elliot finance the purchase? All cash or hard money? How did Elliot know which contractors to work with and which ones to avoid? How much capital was Elliot able to pull out after refinancing? How long did Elliot have to wait to refinance the property? Does the deal cash flow? Furthermore, I somewhat disagree with you regarding risk mitigation. If the buyer finances the deal with a short-term loan product (hard money), they're on the clock. If the rehab process goes sideways for any reason including delay in pulling permits, contractors not showing up on time, contractors doing shoddy/incorrect work, rehab expenses going over budget, etc. then they are facing a huge amount of risk. I digress.
