The benefit is that you have a professional operator/manager you are working with so you're throwing your money in the ring with somebody who knows how to position and manage a deal, the downside is you're paying a fee for it.

I've also been experimenting with the Ring alarm system which does monitoring for only $10 a month (no additional cellular or internet/WiFi required) on vacant property.
