The only interruption with my tenants are that they send their rent to a new PM. a lot of PMs in my area all use the same software so the tenant has a portal as well as the owner for online access.

I have learned that there are automated ways to have the rent and maintenance calls come in via portals, but there still need to be local contractors available to do the work in a timely manner.

My question is that if she has a 1 bedroom voucher, the FMR for LA county say the rent is $1154 (https://www.huduser.gov/portal/datasets/fmr/fmrs/FY2016_code/2016summary.odn).

These are the amounts of rent the housing authorities will pay for rent to Section 8 landlords.So, for instance, here's the King County list of payment standards for each zip code:http://www.kcha.org/Portals/0/PDF/Landlords/Paymen...Then, really, a trip to Craigslist should fill in the rest, or at least verify the HUD payment standards.

The upshot is that they don't resort to calling him directly, we still insist on written repair requests, payments through our web portal, etc. and without fail the landlord prefers this.
