(some one actually called me to offer this)Just like all fruit, it is more sweet and it taste best when it matures at God's intended cycle, once we accelerate the process with hormones and non natural stuff, fruit will not taste as sweet.

Also, you are trying to save .5% on the list side ($2,500 on $500k or $5k on $1 million dollars). and you will will leave a bad taste in that realtor's mouth and you will miss out on other great deals that are worth much more than .5% in the future.

Those that tie up the property with $10 or nothing at all for a month then "weasel" out when they can't find a buyer are the ones that leave a bad taste in everyone's mouth.But at least half of the time the complaint is not legality or morality, but the "how dare you call yourself an investor with no skin in the game" platitude.
