Unfortunately, the income approach is not typically very useful in 2-4 unit properties, since rents typically vary widely, due to many unknown variables.

But what if I need a conventional loan since rate is lower and with the current rates the property might not make the cut for a DSCR?

I usually scare them off before that point if they are less than honest and sincere.

So trying to stay ahead of the curve, and getting connected.Based on what I've read, a lot of people, generally speaking, are reluctant to share referrals to good GCs, and I understand why, but if you don't mind sharing, I would sincerely appreciate the gesture.
