Your turnover unit will tell you what's market and then adjust for condition of the not updated unit.Painting inconveniences the tenant but some improvements you can do without disturbing the tenant too much include updating a fridge, toilet or vanity.

February we started with the eviction process since she didn't move nor pay febs rent. fast forward to end of march.my in-laws came back from Florida and they were staying with us. there was an issue with the some rotten food of hers in the fridge that was thrown out and she decided it would be OK to start thrashing the place throwing things and finally assaulting my mother in law. the cops was called and she got charged with elderly abuse and spent 2 nights in jail.my mother in law was able to get a restraining order against her for a year and she is not allowed into the house because that is where my mother inlaw is staying. her belongings are still there.we went to court this past Tuesday for the eviction and the judge was not there. while speaking with the mediator, she is alleging that she cant find a place and wants 60 days in order to find something. my lawyer said "what makes you think you can live there when, you never paid, you assaulted someone living there and you still have not found a place to live?'

Every time I remove a harvest gold fridge, maroon porcelain toilet, orange carpeting or plaid wallpaper from a very dated home I always wonder, "what on earth were they thinking?!?"

You must have owed her rent, or you stayed beyond your termination date.I don't think it's reasonable for you to have assumed you could throw away a fridge and stove.

If you allowed them to have a microwave and coffee pot and little fridge in their rooms, they'd probably not bother you in the kitchen or common room too much.Then, I'd suggest paying for weekly cleaning service, just so there aren't arguments about cleaning.And I'd go with M2M agreements, so if it gets uncomfortable, it could be remedied in 30 days.

On top of this they refuse to fix our dishwasher or our fridge and we have black mold growing in our bathroom, and an apartment that overall is just in really bad shape and falling apart around us.

But, if you can afford it, I'd put a little fridge in each unit and a microwave, and maybe even a little coffee maker, to lessen the traffic in the kitchen.
