Also, some banks will do 75% so I have a built in 5% cushion on those refi's because my hard money lender will only do 70%.

If you're able to charge top of market 1800 you're able to give yourself some cushion and actually save some money from this property instead of bleeding into it every month.- If you sell the place, you need to consult an accountant about how depreciation recapture will affect your tax bill and plan accordingly.

I personally have no desire to manage my properties or do repairs, so my cash flow numbers need to have some serious cushion in them.As you said, it's in a good area, and not only does that (sometimes) equate to higher appreciation, but also less hassle and maintenance issues.How's the roof?

If you're okay with the risk, and you have enough cushion for it, then hold for equity.
