BS in Finance and currently working on a BS in Computer Engineering.My goals in real estate are followingenough income to pay for my basic cost of living (housing/food)enough income to pay my student loansenough income to fund my Roth IRAenough income to feel comfortable focusing my time and energy pursing endeavors, whether they are work related or not, that I enjoy and find stimulating.My strategy to do this is via rental properties near hubs of workers/tenants that are somewhat systematically immune to the ups and downs of the general economy (i.e. universities and hospitals).

So end of the day if you are a sponsor and you think the disclosure language is going to keep you immune well that is very wishful thinking and not reality from my point of view and real world experience.And if your an investor the SPONSOR is the key.. you need a very strong and cashed up sponsor who can keep things going without investor cash calls.

If have no body in house for say 2 or 3 days with new technolgies you can adjust temp in home so not unnecessarily heating or cooling empty house and turn off water heaters.

Buyer has accepted but contract not yet fully executed, as many know the way FNMA works is you make the offer, they give you a verbal acknowledgement, then you have 5 days to "formalize" your offer with their REO addendum, then they turn around and execute the contract.This home has some high end stainless steel kitchen appliances, Supra washer dryer combos (two of them), Dorn Bracht faucets, brand new air conditioning units for outside Gazebos, steam shower body jet roman tub modular units, Miele dishwasher, 48" long SS outside BBQ unit, etc etc etc...and because the home was never 100% finished, some of those appliances were not hooked up or installed, they sort of sat in their space but some still had styrofoam wraps around them or manuals taped over them.So, I listed all those in my contract to purchase, where you typically list included items, like ceiling fans, window treatment blah blah blah.The Listing Agent wiped all that out.
