Every time I buy tax liens in Sedona or Village of Oak Creek they redeem fairly quickly.  

Let me know what you think.1) The lots were going for mid 50's at one time - maybe more in the peak.2) Villages by me do not have a ton of duplex/4plex lots available.3) I was able to pick them up for 22.5k per lot (4 lots) and didit with 15% down as the bank also gave me the loan.

University of Buffalo which has a north and south campus, Buffalo State located close to downtown and in Elmwood Village, and Canisius College which is on the east side of Buffalo next to Main Street.Each school has it's own territory with UB having two (one each for north and south campus). 

Try American Village just west of campus for large 80's-90s era family homes and the area south of campus bordering MLK but before you get to Hope Valley for affordable 2-3 bedroom houses on big lots.  

One property in Queens Village is being house hacked through AirBnB making over $100 a day with 3-4 rooms (2-unit) being rented with 70% occupancy on a "now valued" million dollar home.

Westlake Village vs. 

RareBird has three meetings a month all on Monday evenings at the lucky lab in Multnomah Village.

I really wish I could have had those 3 tools in my bag when I started.I'm also a big believer that being around other investors and listening to investing stories is a helpful motivator that helps keep the focus on investing instead of why the village is being such a stickler on my rehab or why my tenant is late with their rent this month. :-)It looks like you're on the right path now and I think you'll find that noone is going to find better deals for you than you anyway.
