Get an assistant or outsource...

@Tanuja Nihir Shah I unfortunately wasn’t aggressive and outsourced portfolio building to my friend in VA and thus I have properties which appreciated much less than the ones in NJ and is harder to manage them now that I am trying to do them remotely.  

Tenants tend to take advantage of that relationship with the direct owner and it will work perfect with the LLC in place.You can also be a self manager and outsource certain pieces. 

I would work to find one willing to accept a 90-day trail, no early termination fee.Self-Manage with help:  You can continue to self-manage but try to outsource certain aspects. 

Also want it from the prospective of having just a few homes where a bunch of outsourcing would not make financial sense at this point.Much appreciated!

I would say Newark on the whole is not for the faint of heart and management is a challenge especially if you want to out source and you have a very small portfolio. 

They want to self manage and outsource the hard parts.

You decide what part of the process you can do well, say, the research part and outsource the renovation and property management.

Thanks @Adam Michael AndrewsThey're a real company but they do a ton of complicated outsourcing from other countries and it really makes their processes slow and nonhuman.We did end up going into business for ourselves and it has really been going well.
