You just want to make that decision on purpose, not by accident.

It's no accident you left feeling like you still needed to know more. 

Other than that they are short haired, not aggressive and being 20lbs and blind not going to be much of a problem except maybe accidents.

I even took the course but I had major accident before my my test.

I am not an "official" investor or anything, in fact I kind of flipped my first house on accident. 

Make sure that all properties have their own coverage and do not do a blanket policy, because if you do and your insurer decides not to renew insurance because of accident or fire, etc, it will be difficult to get a new coverage.

That didn't happen by accident.  

Ultimately I want to protect myself personally in the event an accident were to happen.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.
