It didn't occur to me that this tenant would try to ask for compensation down the line, but it makes sense.I would make time to go over the lease - which is a legally binding document - and share with him all the violations he has currently made.Have him sign a form that says something to the effect: "I acknowledge these alterations to the property were done by me, paid for by me, not approved by the owner and I expect no compensation for these expenses now or at any time in the future."
