Review my Purchase Option Agreement?
Hi BPers,I
I have drummed up a Purchase Option Agreement, and was wondering if anyone would like to review it. It is obviously okay to edit/ tweak and use as you see fit. If you are interested and have an email available (post it, or either via signature or profile) I will gladly send it your way. If it is acceptable to copy and paste I can do that as well.

You have an "option fee" and then you have a "down payment" on the option fee? Also seems like you're trying to "slide your closing costs into the option payment".
Certainly find a local RE attorney. I prefer to have the Actual purchase agreement signed now, contingent of course on exercising of the option, triggering an effective date. Your "shall execute...according to the following terms"....your terms are incomplete and would be subject to interpretation, negotiation of missing details, etc. which may make it unenforceable. You're missing basic things like the type of title to be conveyed, that clear and marketable title has to be delivered, proration of taxes, damages to the property during the contract/option time, etc., etc.
