I suppose stranger things have happened, but I'm satisfied with the results and feel good using 8.33%.The thing to really think about however, is the vacancy between tenants and the rate of short term tenants you might encounter.

As much I enjoy relationship building with my long term tenants, and short term can be interesting; I don't feel comfortable inviting strangers onto my property.  

My wife, who loves talking to strangers, struck up a conversation with a neighbor on the block.

You may have a tendency to trust them more than a complete stranger.

Why would they want to give their money to you, a total stranger?

Many are fearful of knocking on a stranger's door and the last thing they want to do is start talking about the foreclosure.Most of the other investors in your market, are mailing out letters, hiding behind the phone and waiting until the Sheriff sale to buy.Get out in front and beat 'em to the punch with door knocking!

It seems like this would be difficult to do, since must people will not give money to a stranger instead of going through a title company and escrow. (3.)

It works the other way around too, I've been a contractor for 29 years and had a bunch of good customers that kept me busy enough so I didn't take work from strangers.

You asked for advice but don't seem to like the answer, so I'll give you the best advice you could possibly receive: stop asking strangers on the internet for advice.
