That's a shame for investors, but I could also see why many locals might oppose the business model.For those of you in Sacramento,  are there any particular neighborhoods known to have high concentration of Eichler homes other than Land Park? 

I want to show a comparison taking into account the concentrations and the ingredients in the products so as to use actual comparable products for pricing.  

I reluctantly took one of the rent rolls as gospel for that property as I had many other details to concentrate on.

I think if you concentrate on a niche like that as you try to find don't wanters, you'll have better luck.Letters every quarter, with your card on a magnet, an Xmas card during the holidays, a newsletter about local multifamily conditions, etc. needs to be part of your strategy.

I've spent plenty of time studying them when I was in school getting an MBA with a concentration in finance.  

You, of course, don't know this because you are a unicorn and simply jump in and handle it.But for us mere mortals, or simply for those who chose to concentrate on another side of their business VS doing maintenance and turns even if they have the skill, no need to shame them (me included).  

Other than that identifying the really ugly stuff and concentrate on those might be a better use of time and resources.. 

You have to figure out where you want to concentrate your efforts.  

You could buy dividend stocks on margin but the volatility and concentration of just 5 stocks may cause a margin call if financial markets takes a dip forcing you to add more or potentially selling you stocks to cover the margin call. 

If you refer to your real estate investments as investments your financial advisor is going to recommend selling them just like a concentrated stock position.
