No problem.For a tenant that is less than a year, and/or looking to get out during a bad time of year (Christmas, for example), we give them the option of an early 2-month termination, with immediate utility termination, or a pay until we relet, with a utility maintenance requirement.

From my seat at this table, the worst situation is she leaves in the middle of the night just before Christmas, you are now faced with the three worst months for renting and you have an empty unit that you have to heat with the fewest good rental prospects looking to move in the snow and cold.

Worst story was a guy who called christmas eve because he had a toilet clogged (keep in mind it was just him in a two bathroom house) and wanted to call a plumber immediatley that night!

I've been working ten hour days since the middle of December, minus three days off for Christmas and a week in Mexico over New Years.

The lease was signed between Christmas & New Years.
