AND just because you have experience and a “good deal” doesn’t mean you will be successful trying to syndicate the deal.The first criteria is does the sponsor have the general knowledge and experience in real estate, and the specific knowledge and experience in the property type/location to give the project the best shot at success?

We weren't willing to take that risk.My wife operated our first home and after a few months we found a really solid knowledgeable manager who took over operations while still working closely with my wife.

I heard when you're young, it's the best time to take risks, at job that might pay less, but offers knowledge, experience, and growth.

Right now evaluating potential markets, I'd like to find one to focus on for my first 3 properties (building knowledge in a specific market). 

Given your comments "A rent increase of almost 40% is unconscionable" and "Also, SCI paid more than what this park is worth" I am forced to conclude that you have inside knowledge of the parks financial operations.

I wouldn't accuse people that write listings to be knowledgeable in insurance.
