What I am undecided on is whether to sink this $100k into one property or whether to distribute the $100k into two properties (i.e. $50k into each).

As far as lawn maintenance goes I'm still undecided, but I do like the idea of waiting a while so it doesn't seem like I'm putting too many new things into play, although I'm unsure what their current situation is.

We were thinking maybe a shade of grey stain, since that seems to still be the color du jour - but we are quite undecided.

I appreciate all he feedback.I guess I am still undecided at this point...while I am sure there are several investors out there making all cash offers, I was able to purchase two properties in a month with 20% and a conventional mortgage.
