I know as-is condition properties with high value-add potential (especially if zoning changes permit a lot more units) can go for much higher $/sf as well, but again that is the outlier rather than the norm (and any effect this would have would be washed away by the sea of other transactions during that same time period)TLDR: You are looking at individual blades of grass when I'm in a stadium looking at a soccer field, some blades will be higher than the rest, but nothing of measurable consequence.You can generate these charts, and many more, for free: app.runcomps.org, enter "your_best_friend" (don't enter the quotes "")

Agree that Bill is being harsh.We have had tenants install a ceiling fan then paint frogs on each blade.

There was one blade of grass that had grown tall between the time we turned in the keys and the THREE weeks latter when they actually inspected the house.  

I say take it out also and get the nut off from there.It is really not that difficult to undo those items you mentioned and put back together.Some things from experience are best to just replace.For instance in my apartments I have old turn on valves for the washer.I could replace a bad washer but then another goes bad in a few more months.Just easier to for me to buy a new valve replacement for 6.00 with all new washers included and be done with it.You have to look at time versus cost.You should be able to just unhook the J clips by unscrewing the nut and then take a cutting blade to loosen the caulk seal up top and then lift.There should be enough play in the pipes to lift the sink a little to get at the nut.

Here are some things to think about, this is off the top of my head and not a comprehensive list AT ALL.Tip 1: Carbide tipped blades, not just hardened steel, for whatever saw you use.Tip 2: Do not underestimate the value of a full-size hand saw. with carbide-tipped teeth.
