Most folks divide up the schedule into four categories.

Consider a market that you visit often, have family in, went to college at, spent time in the past.You will have a better sense of what the good / bad parts of town are compared to a city you never visited.Best of Luck!

I would just not move forward with scheduling a showing until/unless they comply with the procedure to do so (providing ID, pre-screening, etc).

Have done 2 showings, with one more scheduled for tomorrow.

This of course will affect productivity and delivery schedules. 

Most people can't afford that hit to their income.I recommend the two college towns, Tuscaloosa and Auburn, as having affordable houses, high rents, stable tenant supply, a number of very good management companies and landlord-friendly courts.

This email gives people yet another opportunity to self-select out of the application process based on my expectations and criteria before an actual showing in scheduled. 

Besides, she's Section 8 and I'm sure her schedule is wide open.
