When looking at properties in other cities, I usually start by researching market trends like price-to-rent ratios, crime rates, and growth potential.

There is a lot of research to be done to make sure it is feasible before you start the project. 

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Looks like you have done your research and are on the up path in getting your portfolio going. 

My research tells me that once I qualify as a REP with the material hours spent on the STR, I can use that status to deduct depreciation from my LTRs as well by using a regrouping election on my tax return.

I am still in the learning phase, but I am actively researching some local markets to hopefully find something this year.

We are just starting to research and plan for a move out to the southeast somewhere, still in early planning phase. 

I suggest doing your own research for data and assumptions (like rent, vacancy, appreciation/depreciation, etc.) and not rely on AI. 

I’ll keep saving and researching in the meantime to get a clearer picture of the capital needed.
