It’ll give you an easy to read view of how many of the points raised by Dan H and Chris S play out in a deal. 

She read 2 books, "Retire with Real Estate" and "Set for Life".

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

Your scenario is possible but not probable...admittedly I have never done what you suggest I've been the seller financing sales in my IRA, but I have read several BP contributors that have substituted collateral.

Some were not good deals, some were people looking to buy a house because they didn’t read my ad apparently, etc.

Unsure about STR regulations in Charleston but I would advise you to search "arbitrage" on this forum and read up on the hundreds of pros and cons responses here before diving in to any market using the arbitrage model.

One of my recent favs is someone who's Instagram profile read  something along the lines "0 to 500 units in 6 months".
