There are a couple of older (>100 years old) homes in the community where I am looking for investment property that have radiator/hot water heat and no ventilation/duct system in the home — and I’m told it would be very expensive (and not worth it) to add the duct work.

If the wall by the radiator is only 5' 9" you are probably best to put the door where you show it.

All of the units had radiators in them before the building was converted to gas forced air, so we had to patch a few spots in all 19 units.

They make sense from a tax per unit prospective, but I cannot justify paying over $60K per unit (mostly 2 bed 1 bath) for a multi-family that is distressed and still has radiator heating each unit.

Basically, think of SHGC as the amount of solar radiation that the glass lets in --- higher number means that it let's more solar heat in.
