We had one where they wanted us to pay for the majority of the costs to replace 1 mile of sewer back to a larger main.  

I like that you pointed out all the positives and negatives for a fair balanced post that will help other investors evaluate future options.I have been posting for a while on how hard the North Alabama market has become, and this post shows a good example of it. 

While short-term rentals in areas like Kissimmee, Florida, can pay for themselves and offer lifestyle benefits, the ROI typically doesn’t match what I see from my traditional portfolio of long-term rentals in North Texas.That said, short-term rentals can still be a great choice, especially if you're drawn to the area and the opportunity to combine personal use with investment income.

My market is one hour north and I know properties are more expense in Milwaukee but I think you could find something at that price point.I would check rents and make sure the property would cash flow if you move out. 

@Joy Daniels I have one of my STRs in that market on Anna Maria and each “city” on that 7 mile island has different STR rules.

I grew up in North Florida so I have a lot of family, friends and business contacts in that area.  

When you see a nice 3/2 for sale within 3 miles of DuPont Circle for $250,000.  

South Jersey more landlord friendly than North Jersey, but you have more appreciation in North Jersey. 

My short term goal is to start investing in single family homes/duplexes within 100 miles of Boise as long term rentals.

Exemptions to getting a 2nd FHA loan per HUD handbook are:-Job relocation 100 miles away or in another state-Increase in family size-Vacating a jointly owned home (ie - divorce or the like)
