If it's a 3br, rent out all 3 bedrooms and sleep on the pull-out couch you're going to buy for the living room.

When I have rented to folks in this situation, it's one lease that everyone signs (and everyone gets a copy), tenants are responsible for setting up and paying the utilities, the lease CLEARLY states no additional folks can reside there (it's not unusual to have boyfriends/girlfriends/friends who have been kicked out by parents or lost their rentals show up and start living on a couch) and an early buyout clause in the lease (typically 30 days notice and two months worth of rent) since sometimes these type of situations do not work out. 

Thanks for weighing in, always appreciatedAS long as they are not creating infestations and Mold and are just normal tenants. you know mattress on the floor  cloths heaped in a pile in the corner  one couch one big screen and maybe a table to eat on.. but no bugs or mold then thats the main issue I think

What materials in couches have your found most durable and easy to keep clean?  

Maybe they’re used to using a pull out couch on the main floor.

The unit they are in could use some updating, so maybe that would be a better way of couching it.

So your range would be covered but not their couch. 

If you've been there 2 years there's not going to be any capital gains, if you decide you want to sell, but unless you're going to stay on your parent's couch you'll need to find another place to live and $1200 isn't living real extravagant in the first place.
