This is an interesting situation, and one that I almost navigated with my mentor prior to his passing this last year.

Even when wholesalers “kinda’ admit to the seller that they are going to “wholesale” the property, they still tend to mislead the seller by talking about “financing partners”, “equity positions”, “mentors” “membership” etc.So, various states have, under the banner of consumer protection, enacted legislation to restrict the use of the “wholesale” transaction in RESIDENTIAL OWNER OCCUPIED real estate - note, not commercial property and not residential when the transaction is between 2 investors. 

Finally, connecting with an experienced mentor in real estate can provide great guidance as you get started.

The seller was my mentor when I first started buying rentals.

Only then consider paying for help through a mentor or coach, who's been successful in your niche.It is definitely possible for you if that's what you REALLY want.

Co-hosting is just like any other business---- scalable systems. 1) Know how to build systems2) Find a mentor who will teach you3) join a mastermind that will teach you4) Learn and grow as you go... but have insurance.

Consulting with a financial advisor or real estate mentor can also provide tailored guidance for your specific circumstances.

There are plenty of good people on a platform like bigger pockets that could be a great mentor in the true sense of the word. 

I joined Bigger Pockets in the hopes to connect with like minded individuals who would like to mentor and or just overall help one another so that everyone can be confident and achieve the best possible outcome as we embark on this Journey of investing. 

I really wish I could meet someone that could mentor me through this and help me learn the ropes without having to take all these big risks alone, but for now I'd settle for any advice you guys have that could help me out.
