if i give a tenant notice, i'm going in..i've had a tenant change locks on me, and i called the locksmith...i'm not resecheduling my day or week because they're being a bratty tenant...sounds like you have a good relationship, but if it was a good relationship, the tenant would let you go in, in my opinion...maybe i'm stubborn..don't mean to sound like i'm on a power trip, but i dictate what goes down in my apartments (to the extent that the law allows :wink: )

You'll probably pay:- Title Search- Title Insurance- Recording Fees- Transfer Taxes- Pro-Rated Property Taxes- Any HOA transfer/initiation feesIf it's an REO, you may pay a few other fees, like rekeying fee, etc.

I think some people may have glossed over the part where it said that some people in certain actually WANT more licensing requirements:[i]Tell that to the cat groomers, tattoo artists, tree trimmers and about a dozen other specialists across the country who are clamoring for more rules governing small businesses.They're asking to become state-licensed professionals, which would mean anyone wanting to be, say, a music therapist or a locksmith, would have to pay fees, apply for a license and in some cases, take classes and pass exams.

That said, to "get out" of the rekey fee, just tell them you are going to rekey the property yourself prior to closing.

The broker/agent should keep track of the property and know when it goes to the courthouse steps for sale.Generally the bank take sit back as the cash investors don't want to offer the bid price.If you qualify the bank would much rather sell to you even if they foreclosed on it.They will not have trashout,rekey,and cash for keys cost as well as saving some other costs which will increase their net payoff.Post more info please.

What I asked Equator was if they planned on implementing any 3rd party hooks / API's into their system so that users of 3rd party short sale management software tools could submit data directly into equator without having to re-key all the information into the Equator system.

The end of the story as of now was that I was at this house until about midnight replacing the broken lock and re-keying the remainder of the doors.
