@Jason Mak I don’t have anything to add to this post but in Northern Virginia the rental assistance program is also pretty good I was able to make the application but the time line of receiving the funds is not clear so it might take two weeks or it might take three months so that’s just a tough pill to swallow

If there are pill bottles or other evidence of a hospice, take photographs.

While putting a bid 50k over ask is a very big pill to swallow, my investor said he really wanted this property and I knew 255k was the number to get it done since I found out there were bids at 250, 240, and 230k.

Pills I think but I don’t know more than that.I signed a lease with the first person to not be out about $450/month for a few months and instead I was out $4k of lost rent and cleanup costs.THERE ARE SO MANY LESSONS IN THIS STORY.

Although I understand where they are coming from, it's a tough pill to swallow. 

I understand that if the deal is good enough I’ll still make money with HML, but taking the deep cut if I go over schedule would be a hard pill to swallow.

I was not aware of this and it made the roof nearly $2K more so it's a hard pill to swallow but if it's typical for roofing, I will pay for it.

I have had them also try to take pills but fail those were women.. the men used the guns.. 

However a 13% increase is a hard pill to swallow for many right now.Just my $0.02.

But you also wouldn't be selling your property now for what you are - that's the poison pill of 1031 investing.
