@Luke Spencer I am not on the management side but I can tell you it took 2+ years to fill 300 units at one of our facilities and the other just hit 300 units in 12/13 months so it really depends on the demographics, and local housing market trend, the more people moving in and out the higher the demand for storage.I think if you're looking at a saturated market then the upfront cash to turn the warehouse into self storage is not a good idea but then again, maybe those operators are on back roads ( low visibility ) and don't push google ads well.

That also plays a major role in what to do. end of day stocks and real estate over time provide the same return on average - so it is really based on the individual, their experience and desire Thank you. 

Pretty,  as others have stated here, the permitting process through the City of Cape Coral has been hindered by their ability to scale up their staff to handle the massive demands for all permitting including new construction but also anything else that requires a permit, home improvements, sea walls, alternative sea walls, pools and more.From your post, I can see that you are frustrated, and I believe some of that is due to not understanding the steps and processes of new construction, including what must be done prior to submitting permits.

However they did call and ask me to give a good review and once they removed me from the WhatsApp and no longer allowed to network with other individuals from the group they have called trying to get me to sign back up for even more money.

Currently it’s slow season and it’s even slower than usual from what I understand.We are thinking about how to build demand through targeted marketing strategies.

I am a highly motivated individual, however, and I'm dedicated to getting into real estate investing.  

Flipping it will take time if you have to sell.Plus a home like that doesn't lend itself to a LTR unless there is a demand for high end rentals.What I would like to see is some examples of what you are looking at along with basic numbers you have run so far.

They use demand-based pricing like anyone else who cares about revenue.
